It’s one thing to create the perfect coliving property, but keeping it consistently packed with residents is another. No matter what type of home experience you’re creating for guests, it’s important that the home stays full! There are lots of ways to do this, but today we’ll go over the best and most effective methods for reaching this goal. Most of this centers on offering amazing events that attract the right people and the ideal ways to organize them! Let’s get started.


1. Plan a Specific Event

Set a date for an event and be particular about the theme and goal that you have in mind. This will set the tone for the food, decor, and vibe of the entire thing! Once you’ve set goals for the event, you can strategize the best ways to attract the people you want. The more specific, the better!

2. Invest in the Experience

It’s definitely important to be economical, but don’t scrimp too much on these events! Decide what’s most important (the food the drinks, the amenities, etc.) and make sure that element is amazing. This is the time where you’re able to make a first impression on prospective residents, so keep in mind that you want to put your best foot forward. It should be an experience they won’t forget!

3. Quality Company

Aim for quality over quantity when it comes to attendance. It’s much more beneficial for you to have 20 people who are like-minded and can have great conversation than a full room packed with 100 people who aren’t serious about it. Guests who come to the event are far more likely to become residents when they’ve had meaningful interactions with others there. The people at the event represent your home, so you want to be sure that it’s being portrayed the best way possible.

4. Get Into Gifting

Keep yourself on their minds by leaving people with a little present to remember you by. This will not only make them feel special, but also ensures that you make a lasting impression. It doesn’t have to be anything big or costly, but make it feel personal. Individualized gifts are a great way to make your mark without breaking the bank.

5. Key Members

Consider adding certain people to the event who will raise visibility and attract the right crowd. Maybe you know someone who would be a great speaker of performer that will enhance the experience-- whatever it is, including important individuals is a great way to draw a larger crowd of guests which enhances your ability to fill the home and get it on their radar.

6. Close the Loop

Just because the event is over doesn’t mean your work is done. Be sure to follow up with everyone that attended in order to get some real results. This will allow you to get personal feedback and actually turn people into residents to fill the home. Consider making mental (or literal) notes throughout the event that you can weave into the follow-up to make it personalized.

7 Things You MUST Do to Run a Successful Coliving Home

When you set out to start a coliving space, you’re probably motivated by the exciting promise of a bonded tribe, affordable amenities, business expansion, and the potential for cost-free rent. While all these (and more) are totally possible, they can only be met by implementing smart methods. By taking in these quick pointers, you can create the BEST possible home that’s set up for optimal success. And that’s exactly what we’re striving for, right?

1) Home Heuristics

Drill it into your brain that your space needs to fit certain criteria and doesn’t have to fall into others. For example, your home doesn’t necessarily need to be the nicest one out there, but you definitely want it in a safe area. Prioritize that over the curb appeal and amenities, because those can be changed!

Be sure to choose quality people to occupy the home. These individuals should add value and follow your mission & vision for the space. Hosting events is the BEST WAY to recruit more residents and guests for your home as well as get to know the right people who fit the space. Go ahead and post the event publicly on sites like Meetup.com and Facebook to reach out to more of the public around your area. Be sure to personalize the event postings with the right language to attract your target audience.

6) Take Time

Designating time to bond with the others around you is important! Have a weekly dinner with your housemates on a set day each week to build your rapport and deepen the relationships between you all. The Generation Y and Millennial Response to Coliving

As we enter a period of vast redefinition in technology and industry, the presence of Generation Y/Millennials in the workforce has remained a constant stream of power. This decade of individuals, born in the 1980s-1990s (although the specific dates vary), are frequently situated at the forefront of professional success. They exhibit a firm grasp on what it means to thrive and innovate in a shifting society, especially when it comes to paving the way for new entrepreneurial advancements.

However, less attention is given to how this group tends to operate in their personal life. What do they find most important? What are their aspirations? What do they want out of a home and relationship? We’re about to explore these trends and find out how they tie into the coliving movement.

In many ways, Generation Y is reimagining what a full life means. Gone is the large-scale desire to marry young and start a huge family — instead, they exhibit a yearning for self-sufficiency, imagination, and experiences. This means that Gen Y and Millennials aim to travel and rotate their location constantly, trading routine for adventure. Not only are trips taken more frequently by these individuals, but also for longer periods of time. However, this is not to say that relationships aren’t valued. In fact, the rate of this generation living with housemates has gone up by 39% from 2005 to 2015 — and this isn’t just a response to the cost of living. For this group, coliving provides a viable way to accommodate independence while retaining bonds with others.

With the tendency for Gen Y/Millennials to pursue varied career options aside from a typical 9–5, their idea of work has also shifted. Among pioneering their own businesses and operating within a freelance economy, the value of contacts and surroundings has taken first priority. What does this mean for a home? It tells us that this group realizes how much potential a space can hold. Working from home, brainstorming with fellow entrepreneurs, and accessing advanced resources are all elements that no longer need to be found outside the house, and this generation is taking advantage of it.

It’s clear that the Gen Y and Millennial crowd has shaken up the traditional format of life’s trajectory for the better. With the ability to construct their own definition of happiness, seek more gratifying modes of play and travel, and maintain attention to personal relationships, coliving offers these individuals a way to thrive to the fullest extent. The Playa Vista neighborhood, situated strategically in the LA area slightly outside of downtown and minutes from the airport, has recently exploded in popularity. Such crazy expansion in Playa Vista is no coincidence — businesses recognize its ability to shop, work, and play in the same compact place. However, such clout has come with a price. With key tech players including Google, Microsoft, Yahoo, and YouTube setting up shop here, the cost of securing a living space has gone through the roof (pun intended)! In its interview with Cypress Equity Investments CFO Alla Sorochinsky, Bisnow confirmed that “the more jobs that we’re going to see coming into Silicon Beach — it just keeps growing and growing and growing — the more pressure there’s going to be on housing”. For all of us in an already pricey location, this is bad news. We feel the pain, and hard.

Until now, no real solutions have existed for residents to live in this desirable environment without paying a painful chunk of income. But this is all about to change! Investors and entrepreneurs are exploring the vast potential of coliving in the area to solve soaring rent while keeping the location and networks which remain so important. In an area that’s rethinking the idea of space into a shared concept with interactive value, communal productivity areas like WeWork have gained amazing traction but haven’t yet transitioned to the home. If you’ve been to major cities in the US, it’s hard not to notice the Bird: an electric scooter service that you can locate, retrieve, and leave anywhere along your short-distance journeys of the city. Based on a sharing economy, the Bird only requires an App to locate and unlock the nearest one, only to leave behind at your leisure for the next retriever. It’s been well received by not only tourists but also plenty of native residents wanting to go from one place to another without the strain of city traffic or parking stress. Let’s explore what exactly it is about the Bird that makes it so popular, plus what they indicate about the cities in which they’ve built their nests.

For the brief time that the Bird has been around, it’s grown impressively fast and likely won’t be flying away anytime soon. We shouldn’t act surprised, though. With Southern California’s unbeatable weather and hubs of LA and San Diego, the Bird makes it easy to adventure through endless destinations like Playa and Venice with minimal hassle. With no need to drop the Bird off anywhere specific, users can take a relaxed approach and experience new areas or impromptu plans. Even locals with easy access to cars are ditching auto travel in favor of this more flexible (and not to mention exciting!!) alternative.

The rise of this new transportation leads us to realize that things are changing faster than expected. In the locations that the Bird has taken hold, there are some similarities: these forward-thinking places are innovative, creative, and sites of imagination. Resident users across these cities are noting the importance of PLAY IN THEIR LIVES alongside HACKS for efficiency, which is exactly where the Bird comes in.

You could certainly say that the Bird is about saving energy, money, gas, space, and time. But when all is said and done, it’s really about having FUN! And we can all agree that, at the end of the day, that’s the most important thing of all :-)

Single dwellers are on the rise. California Coliving: 5 of Our Favorites

OK, so you’re currently reading this and thinking “If Kindred Quarters is a coliving company, why are they writing about other coliving companies?” Well, the answer is simple! We LOVE coliving anndddd we can’t exactly house millions of people (though we wish we could!).

More than that, and just like most entrepreneurs, we believe in abundance and not scarcity. The company currently has three properties, all in Northern California. “The Farmhouse is a beautiful 19th century Victorian mansion…The Canopy community exists to support knowledge sharing and creative empowerment for residents and the broader community alike. The Euclid Manor feels like a page out of a Sherlock Holmes novel.”

OpenDoor is also opening two Portland locations (Bryce Street Coliving & The Forge) this Fall, which already look just as epic as their current ones.

The community among the housemates and their networks looks incredible. Haas features fully-furnished homes, conference rooms, game rooms, Jacuzzis, fire pits, rooftops, communal food, live-in community managers and more, depending on the location. Haas has built a great community perfect for fostering incredible connections and having amazing experiences. We dig it.

Obviously we know there are a ton more co-living spaces in California and even more nationally and internationally, but these are definitely some of our favorites. While coliving feels like it’s just becoming trendy, communal living and having roommates has obviously been around for a long time. But recently we are seeing an even greater interest in coliving and coworking spaces among millennials eager to expand their networks and enhance their lives in all ways through connecting with like-minded individuals. We can’t get enough of it and are so eager to see coliving continue to grow!

The Importance of Living with Like-Minded People

It’s safe to say almost anyone reading this has had a nightmare roommate situation. If you have not, count your lucky stars. If you have, the reason you did was quite simple. Every issue can be traced back to whether you were living with a like-minded person.

Sharing a living space is an extremely intimate experience, and the energy that exists in that space can make or break your day. Going home after a long day of work seems dreadful if you are entering a negative atmosphere. So if this describes you, change that immediately!

Entrepreneurs, as well as anyone who is a highly motivated human being, thrive off positive energy and don’t have the time to deal with negativity that can distract from business. So do not settle for a living situation that is not perfect and setting you up for success. Check out a few simple steps to help find your perfect roommate and create an ideal living situation:

1) Write down a list of the morals and values that you possess and what you are expecting out of a roommate, and be honest with yourself while writing it. Don’t just write the generic attributes i.e., “I’m clean and considerate.” Send this to them in advance and request theirs in return. Time is money, and if you can figure out ahead of time that it won’t be the right fit, don’t waste the time meeting in person.

2) If you and your potential roommate’s expectations are a match, set up a time to meet in person. This should not be a five or 10-minute meeting, because after all you are going to be living with this person and seeing them every day. This is a relationship, and it’s safe to say you wouldn’t begin any relationship (business, friendship, romantic, etc.) based off a brief meeting. Schedule time out of your day and be present.   • Once there is an opening, we will email you all details of the home and information on the other housemates.

Step Five — Get on camera

  • A 2–5 minute video (nothing fancy — feel free to use your phone camera!) answering the following questions:
  • What gets you excited about potentially moving into Kindred Quarters?
  • What are three interesting things about you?
  • What are your two favorite books and why do you love them?

Step Six — Get evaluated

  • Our Kindred Quarters Advisory Board and fellow residents of the specific house you are applying for will review your questionnaire and video to decide if you are a good fit.

Step Seven — Get the good news

  • You’ve made it this far because you are a highly motivated entrepreneur who is ready and excited to live an elevated life! You can expect an Acceptance Letter for Residency at Kindred Quarters to arrive in your inbox!
